Zillow Home Value Index, 33rd to 67th percentile, smoothed and seasonally adjusted, month ending 31 August 2026, pulled 2026-10-10. A selection of the 34 California metros in the file, chosen to show the range rather than to flatter it.
★★ A genuinely split market, which is unusual
19 rose and 15 fell. For contrast, in the same file and the same month Ohio had 39 of 40 rising and Kentucky had 13 of 20 falling. California is doing both at once.
★★ So a statement like "the California market is up" or "the California market is down" is not a useful input to a settlement. The relevant market is the one your house is in, and even then, the relevant number is the appraisal.
★★★ Why this is a settlement problem, not a market problem
In a buyout the equity being divided is established by a valuation, and the lender's valuation is an appraisal ordered when the loan is in process, often months after the figure was agreed.
★★★ In a flat or falling metro, an appraisal that lands below the assumed value turns an agreed number into a live dispute at the worst possible moment: after signature, with a loan in underwriting. Stockton fell 2.5%; Clearlake fell 1.4%; San Jose was essentially flat at +0.2%.
★★ Which leads to the one genuinely practical thing on this page: a settlement that fixes a stated sum behaves very differently from one that fixes a method. A stated sum is certain and can become unaffordable. A method tied to an appraisal moves with the market and can unsettle a party who thought the number was final.
★★★ We are not telling you which to choose. That is a legal and negotiating decision for you and your attorney. We are telling you that the choice has a financing consequence and should be made deliberately rather than by default. What else the agreement needs to cover.
